Sharjah real estate transactions reach Dhs3.1 billion in May

Sharjah’s real estate sector recorded transactions worth Dhs3.1 billion through 7,119 transactions in May, underscoring continued investor interest in the emirate’s property market.

The total area traded in sales transactions reached around 9.5 million square feet, according to data released by the Sharjah Real Estate Registration Department.

Data issued by the Sharjah Real Estate Registration Department showed that ownership certificate transactions reached 2,902 transactions, representing 40.8 per cent of the total. These were followed by ownership deed transactions with 2,776 transactions (39 per cent), then mortgage transactions with 718 transactions (10.1 per cent) valued at Dhs934.7 million.

Initial sales contracts accounted for 513 transactions (7.2 per cent), while valuation transactions totalled 210, accounting for 2.9 per cent of the overall transactions.

Sales transactions were recorded across 115 areas in the emirate, covering residential, commercial and industrial properties. These included 913 land transactions, 683 transactions involving subdivided units and 255 transactions involving developed land.

The highest real estate transaction recorded in Sharjah during May was in “Al Sajaa Industrial,” involving a land worth Dhs92 million. Meanwhile, “Al Mamzar” recorded the highest mortgage transaction involving land valued at Dhs80 million.

Overall, the emirate recorded 1,851 sales transactions during May.

Sharjah City accounted for 1,315 sales transactions, with Muwaileh Commercial leading activity at 328 transactions, followed by Al Khan with 218, Rodhat Al Sidr with 158 and Mezairah with 59.

In terms of trading value, “Muwaileh Commercial” ranked first with Dhs276.6 million, followed by “Al Sajaa Industrial” with Dhs190.1 million, “Al Menhaz” with Dhs150 million, and “Tilal” with Dhs145.3 million.

In the Central Region, 440 sales transactions were recorded, most of which were concentrated in “Al Belaida” with 133 transactions, while “Industrial Area 4” recorded the highest trading value at Dhs77.8 million.

In the Eastern Region (Kalba, Khor Fakkan, and Dibba Al Hisn), a total of 96 sales transactions were recorded. “Al Mudeifi” led both in transaction volume, with 29 deals, and trading value, at Dhs31.6 million.

Souq Al Jubail attracts 106,000 visitors: Souq Al Jubail branches in Sharjah, Al Dhaid, and Kalba welcomed more than 106,000 visitors during the Eid Al Adha holiday, underscoring strong community engagement and growing demand for integrated shopping experiences.

The markets saw a notable influx of shoppers and families seeking a wide variety of food, seafood, and agricultural products, as well as Eid hospitality essentials, amid a vibrant festive atmosphere and integrated services to enhance the overall shopping experience.

The “Fawalat Al Eid” initiative, organised by Souq Al Jubail in Sharjah and Kalba, attracted large numbers of visitors and shoppers by offering a curated selection of ready-made Eid baskets and gift boxes, alongside hospitality products for the occasion. The initiative enriched the festive atmosphere and elevated the shopping experience across the markets.

Abdalla Alshamsi, Senior Manager – Sharjah Markets, affirmed that the results achieved during Eid Al Adha reflect the success of the market’s operational plans and advance preparations.

Alshamsi said, “Souq Al Jubail in Sharjah saw strong activity throughout the Eid holiday, welcoming approximately 63,000 visitors. We were keen to provide shoppers with a wide range of products and services in a well-organised environment with integrated facilities. The ‘Fawalat Al Eid’ initiative also helped enhance the festive atmosphere in the market and highlight the Emirati values of hospitality associated with this occasion.” He added that the market continues to expand its seasonal initiatives to meet visitors’ expectations, further reinforcing its position as a leading destination for shopping and family entertainment.

Talal Mohamed, Director – Central Region Markets, said that Souq Al Jubail in Al Dhaid recorded a significant turnout during the Eid holiday, welcoming approximately 25,000 visitors.

He noted that the market management prioritised enhancing facility readiness and streamlining operational procedures to ensure smooth visitor flow and provide a seamless shopping experience for all visitors.

He added that the market continues to strengthen its role as a commercial and service destination, catering to the needs of residents and visitors in the Central Region throughout the year.
